Surveyor Accountants

Accountants for Independent Chartered Surveyors

Fixed-fee accounting and tax support for independent chartered surveyors and small surveying practices, whether you work as a sole practitioner or through your own limited company, covering annual accounts, VAT and Making Tax Digital, UK-wide.

Running an independent surveying practice means balancing valuations, building surveys and site inspections with RICS regulatory obligations and the accounts. We work with sole practitioner and small surveying practices at every stage, from your first instruction through to building a team, keeping your RICS practising certificate, professional indemnity insurance, software subscriptions and site-visit mileage properly accounted for, so your records are accurate and your tax bill is never a surprise.

Accounting & tax services for surveyors

We prepare and submit your personal self assessment tax return, bringing together income from valuations, surveys and any consultancy work into one accurate return, filed well ahead of the January deadline.

We keep your practice records up to date, reconciling instruction fees, disbursements and site-visit mileage so your accounts and tax return are always built on accurate, current figures.

Thinking of moving from sole practitioner to a limited company, or taking on a business partner? We advise on whether a sole trader, limited company or LLP structure suits your plans, and handle the registrations involved.

We prepare and submit your quarterly VAT returns, advise on which scheme suits your practice, and keep you compliant with Making Tax Digital for VAT as your fee income grows.

From RICS practising certificate and membership fees to professional indemnity insurance, survey equipment and site-visit mileage, we make sure you claim everything you are entitled to.

If you take on an assistant surveyor, technician or admin support, we run your payroll so PAYE and National Insurance are calculated and reported correctly and on time.

Surveyor Tax Guide

Common questions from independent chartered surveyors

Straightforward answers to the questions we’re asked most.

Many surveyors start out as sole practitioners for simplicity. A limited company can become more tax-efficient once your fee income grows or you plan to take on staff. Some practices also consider an LLP where there is more than one principal. We talk through the tax and administrative differences based on your circumstances.

Surveying services do not qualify for a VAT exemption, so you must register once your taxable turnover in any rolling 12-month period exceeds £90,000, though many practices choose to register earlier. We advise on whether the VAT flat rate or standard scheme suits your fee structure, and handle your quarterly returns under Making Tax Digital for VAT.

Common allowable expenses include RICS practising certificate and membership fees, professional indemnity insurance, survey equipment, mileage for site visits, office or studio costs, and CPD course costs. We help you keep accurate records and claim what you are entitled to.

CIS generally applies to payments for construction work rather than professional surveying services, so most surveying fees fall outside it. Where your practice takes on contract administration or cost management work tied directly to construction payments, we review your specific contracts to confirm whether CIS registration is needed.

HMRC allows a fixed mileage rate for business journeys in your own vehicle. We show you a simple way to log site visits and inspections as you go, so the figures are accurate and ready for your tax return at year end.

This is very common among RICS registered valuers and building surveyors. We combine your employed income, any tax already deducted, and your independent practice income into a single self assessment return, making sure nothing is taxed twice and every allowable expense is claimed.
